APPLICATION REQUIREMENTS

A $45.00 application fee is required to complete the application. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income, and a complete OurPet Policy Profile, to be considered a completed application.


APPLICATION PROCESS:


An application process typically takes 2 business days, but it depends on the applicant, employers, and landlords. All applicants ages 18+ must submit a fully completed, dated and signed rental application with a paid non refundable application fee of $45.00.


Persons will keep active communication with ProCore Property Management, any applicant that does not respond after 24 hours and has had multiple attempts to gain contact application will be canceled, will not be refunded.


RESIDENT SELECTION CRITERIA:


1: Income:

Married applicants must have a minimum household income of 2 and 1/2 times the monthly rent. Individual applicants must have a minimum household income of 2 and 1/2 times the monthly rent. We will verify income with the employer(s). Applicants(s) must provide current pay stubs.


2: Employment:

A minimum of 12 months of employment history is required. Self-employed applicants are required to provide two (2) years of tax returns. Non-employed applicants must provide proof of income.


3: Rental history:

12 months of positive rental history—or verified homeownership—not from relatives or better with no record of evictions or funds owed to a previous landlord. Previous rental history reports from landlords must reflect timely payments, sufficient notice of intent to vacate, no complaints regarding noise, disturbance or illegal activities and no damage to the property. Rental history or references- Please provide name and current contact information.


4:Additional Conditions (if applicable)

Bankruptcy must be discharged provided with a discharge letter

N/A: May require a co-signer or may be denied.

Cosigners are accepted at the owner's and/or the manager's sole discretion. A minimum of one year of residence history is required or a cosigner is needed.

Co-signer: Credit score of 680+, income 3 5× rent, no criminal history, typically Idaho residency.

Roommates who do not qualify for Income due to insufficient or NA. Cosigner, welcome however co-signer must not be in living quarters with the applicant.

In roommate living arrangements all applications will need to be submitted at the same time, Applications that do not have all parties with a completed application will not be concerned until all have submitted completed applications.

Credit Report and Background Check:

Minimum credit score of 620 for all applicants.

More than 60 percent of negative debt will be denied. Satisfactory credit and/or Civil Court records. Credit reports must not contain open judgments, liens, prior eviction filings,outstanding liens and back owed child support, property management company collections and/or utility collections.

Criminal background review, with automatic denial for felonies, and misdemeanors (e.g., drug distribution, violent or sex offenses, destruction of property)

PETS:


All residents are required to create and maintain an active account with OurPetPolicy at
https://scan.ourpetpolicy.com/lease-packet/U7PR37.


There is an annual fee of $20-35 per pet payable to OurPetPolicy at the time the lease is signed and each anniversary of when the lease is signed to create and update an animal profile with OurPetPolicy. Assistance Animal or No Pet Household profiles will not be charged.

Profiles must be renewed annually as directed by the Owner or OurPetPolicy.


Dog breeds prohibited on property: German Shepherds, Dobermans, Pit Bulls, Akitas, Staffordshire Terriers, Chows, Rottweilers, Huskies or any mix breeds that are part of the foregoing breeds.


Pet Deposit and Fees: 

• There is a one time $350 pet fee per pet.

• There is a $20 monthly pet rent per pet.

B: LEASING ADMINISTRATION SERVICE::

There is a one time charge of $275.00 at the procurement of your new lease agreement.


 
C:Security Deposits:


Security Deposits are security for faithful performance by tenants of all terms, covenants, and conditions of the lease agreement. Tenant(s) may not dictate that the security deposit be used for any rent due. Unless claimed due to a breach of lease or damages, the security deposit is refundable when the tenants move out of the property at the expiration of the lease term. Procore Property Management will have the carpets and property professionally cleaned by our vendors and the cost will be deducted from your security deposit. Any other items to be deducted from the security deposit will depend on the overall condition of how the tenant(s) leave the property.


D: Multiple Applications:
  If multiple applications are received for the same property, we will process first come first serve for consideration. In order to evaluate the various applications, it is necessary for Procore to expend time and cost in credit reports, criminal reports and other administrative costs. Hence, it is our policy that the application fee is non-refundable if we process your application. If your application is not processed we will refund your application fee.


E: MOVE-IN PROCESS
  : Keys will be released on the first (1st) day of occupancy as stated in the lease agreement. emails will be sent in AM of Move in instructions.Requests for keys earlier must be accompanied with additional prorated rent and must have the owner's prior approval. Before keys can be released, all rents and deposits must be paid and you must provide proof of utility confirmation.


F: Utility Confirmation
: Proof that you have transferred the utilities to your name as of the first (1st) day of occupancy as stated in the lease agreement will be required before keys can be released. You can obtain the proof of connection from the utility company or companies.


G: Payments:
  All initial funds must be paid via ACH (Electronic Check) to ProCore through your online tenant portal. Subsequent payments thereafter may be paid through your online tenant portal.


H: Maintenance:
When you rent a property from our company, we strive to ensure that all items are in good working order prior to your arrival. Please report any maintenance request during your first seven (3) days of possession. Please report emergencies immediately. All requests should be made via your online tenant portal for efficient processing.


I.Important Dates to Know:

Move-in Date: Be prepared to provide your preferred move-in date. Approved applicants must take possession within 14 days of approval.


J.Lease & Deposit:

Once your application is approved, you will have 24 hours to:

Sign the lease agreement

Pay the required security deposit to secure the home.


K.Proactive Communication:

If your application requires third-party verification (e.g., income, ESA, rental references), please reach out to those parties in advance to let them know ProCore may be contacting them. This helps speed up the approval process.


By completing and signing the Procore Property Management rental application, you acknowledge that you have read and understand the application disclosure.
