APPLICATION REQUIREMENTS

1. Documents & Fees to Submit

  •  Signed & dated rental application (all applicants 18+)
  • $45.00 non-refundable application fee (per applicant)
  • Valid form of identification
  • Proof of income (current pay stubs)
  • Completed OurPetPolicy Profile — required even if you have no pets ("No Pet Household" profile)
  • If self-employed: 2 years of tax returns
  • If applicable: bankruptcy discharge letter
  • Rental history/reference contact info (name + current contact info for landlord, not a relative)

2. Income Requirements

  •  Household income is at least 2.5x monthly rent
  • Able to provide current pay stubs for employer verification
  • Non-employed applicants: alternate proof of income ready

3. Employment Requirements

  •  At least 12 months of employment history
  • Self-employed: 2 years of tax returns on hand

4. Rental History Requirements

  •  At least 12 months of positive rental history or verified homeownership
  • No evictions
  • No money owed to a previous landlord
  • History reflects on-time payments, proper notice to vacate, no noise/disturbance complaints, no property damage

5. Co-Signer (if needed)

Needed if: less than 1 year residence history, insufficient/no income, or otherwise required by owner/manager.

  •  Credit score 680+
  • Income at least 3.5x rent
  • No criminal history
  • Typically must be an Idaho resident
  • Co-signer must not live in the unit

6. Credit & Background

  •  Minimum credit score: 620
  • Negative debt under 60% of total (over that = automatic denial)
  • No open judgments, liens, prior eviction filings, back child support, property management collections, or utility collections
  • No felony convictions
  • No disqualifying misdemeanors (e.g., drug distribution, violent/sex offenses, property destruction)

7. Pets (if applicable)

  •  OurPetPolicy account created/updated: https://scan.ourpetpolicy.com/lease-packet/U7PR37
  • Annual pet profile fee: $20–$35 per pet (waived for assistance animals/no-pet households)
  • Confirm your dog's breed is not on the prohibited list: German Shepherd, Doberman, Pit Bull, Akita, Staffordshire Terrier, Chow, Rottweiler, Husky, or mixes of these
  • One-time pet fee: $350 per pet
  • Monthly pet rent: $20 per pet

8. Other Required Costs

  •  Renters insurance (required)
  • Leasing administration fee: $275 (one-time, due at lease signing)
  • Security deposit (amount per lease terms)

9. Process Timing — Don't Miss These Deadlines

  •  Respond to ProCore within 24 hours of any contact attempt, or application may be cancelled (fee not refunded)
  • Notify any third parties (employer, ESA verifier, landlord references) in advance that ProCore may contact them
  • If approved: sign lease and pay security deposit within 24 hours
  • If approved: take possession within 21 days of approval
  • All initial funds paid via ACH/electronic check through the online tenant portal
  • Before move-in: provide proof utilities are transferred to your name as of day 1
  • Report any non-emergency maintenance issues within the first days of possession; report emergencies immediately

Notes

  • Application fee is non-refundable once processed (refunded only if never processed, e.g., due to multiple applications for the same unit).
  • Application stays valid for 30 days after completion.
  • Roommates: all applicants in a shared unit must submit complete applications at the same time — the group isn't considered until everyone has submitted.
